Irvine, CA – Jamboree Housing Corporation today announced that it has been awarded more than $7.7 million in Proposition 1C funding from the California Department of Housing and Community Development (HCD) for its Tonner Hills Apartment Homes in Brea, California. Proposition 1C is the $2.85 billion housing bond passed by voters in November 2006, a part of the Governor’s Strategic Growth Plan.
“Governor Schwarzenegger is committed to making the American dream a reality for our neediest residents and other hardworking Californians,” said Secretary Dale Bonner of the California Business, Transportation and Housing Agency. “These awards will help thousands of families and individuals achieve that dream while boosting local economies through construction related activities.”
The awards were distributed for housing in 44 counties to provide housing opportunity for 13,507 Californians. As the only grant recipient of Multifamily Housing Program (MHP) funds in Orange County, Jamboree Housing accepted the award before a crowd of state, civic and county officials and other nonprofit developers. “The commitment of MHP funds from the State of California for our Tonner Hills development is a crucial piece of financing for this project. The property will offer high quality, affordable housing for working families in North Orange County,” said Laura Archuleta, president of Jamboree Housing, underscoring the development is unique in that it’s a partnership between Jamboree and the County of Orange, City of Brea, and market-rate developer Shea Homes.
As part of the Housing and Emergency Shelter Trust Fund Act, Proposition 1C will provide emergency shelters for battered women and homeless families, affordable homes for seniors and working families, and stable homes for former foster youth. “I am proud to say that through the largest housing bond in California’s history there will be more affordable homes for our hard working families and neediest residents than ever before,” said HCD Director Lynn Jacobs. “These opportunities are extremely important because rising home costs in recent years have priced many Californians out of the market, not allowing them to pursue their own American dream.” The measure is funded from existing state resources without raising taxes.
Located in the upper-middle income neighborhood of Tonner Hills Canyon and part of Shea Homes’ Pepper Tree Hills master-planned community, Tonner Hills Apartment Homes will offer 21 one-bedroom, 34 two- bedroom, and 39 three-bedroom garden style apartments to very-low and low-income families. Designed for convenient family access to work, education and recreation, Tonner Hills represents a short drive or bus ride to local job and retail centers as well as an elementary, middle, and high school in the Brea Olinda School District.
Units are designed for families with facilities to serve children, including a swimming pool and a large community center with a computer lab. The proposed Pepper Tree Hills community consists of 789 acres to be developed as 795 residential units on 180 acres, a 15-acre park, approximately 560 acres of open space, and 21 acres will be made available as public open space. Jamboree’s development will offer one of the few rental-housing options available (market-rate or rent-restricted) in a predominately owner-occupied single-family home community.
