Jamboree Housing, City of Anaheim Break Ground on Monarch Pointe

Anaheim, CA – Jamboree Housing Corporation, Anaheim officials and enthusiastic community members broke ground on the future site of the Monarch Pointe Apartment Homes, an important element in the Central Anaheim Neighborhood revitalization project. Anticipation of the new Central Anaheim building site, located at the southeast corner of West Crescent Avenue and Interstate 5, prompted Anaheim Mayor Curt Pringle to proclaim, “We are here to celebrate what is important to our community and to our city’s growth moving forward. Anaheim is fortunate that Jamboree – dedicated to ensuring Anaheim families are provided with not just a box, but with a home -- won the bid for this project.”

According to Jamboree Housing President Laura Archuleta, “We are so pleased to launch Monarch Pointe, which is pivotal to the Central Anaheim Neighborhood revitalization and so important to this community. What is especially gratifying is the fact that Monarch Pointe evolved from concept to financing to groundbreaking in less than one year – a process that typically takes two years or more. Working with passion, focus and a shared mission as we did with the Anaheim Housing Authority, coupled with the state’s tax credit program, we brought this dream to reality efficiently and expeditiously.”

Progress was fueled by the City’s commitment to develop 1,200 affordable workforce housing units in five years and Jamboree’s ability to secure 9 percent tax credits.

Among the many guests were elected officials who shared their enthusiasm for Jamboree’s approach to quality affordable housing.

“Wonderful projects like Monarch Pointe offer hope -- hope that includes improved quality of life, not just for residents, but for the entire community,” said Lorri Galloway, Anaheim Council Member.

Added Anaheim Council Member Lucille Kring, “This project gives people an investment in moving up, by paying only 30 percent -- not 70 percent to 80 percent -- of one’s income for housing. That,” she underscored, “is the American dream.” 

About Monarch Pointe
Monarch Pointe offers 12 one-bedroom, 28 two-bedroom and 23 three-bedroom apartments (63 total units including one onsite manager’s unit), incorporating the same high-quality finishes and materials as market-rate communities. The Type V construction features wood framing and stucco exteriors, central heating and air, Energy Star appliances (including water heater, refrigerator, stove, dishwasher, disposal, and microwave), wall-to-wall carpeting, and computer and cable access. Monarch Pointe exceeds Title 24 energy efficiency standards by more than 15percent, lowering energy consumption and utility expenses. Garden-style apartments in two- and three-story buildings are aesthetically arranged around a courtyard and winding greenbelt, all featuring a deck or balcony. This community’s design is compatible with the surrounding neighborhood of market-rate, single-family and multi-family residences.

Conveniently located near Gateway Regional Medical Center, Anaheim Memorial and Martin Luther Hospital, Monarch Pointe is just blocks from OCTA bus lines, a grocery store, Anaheim Plaza retail center and other convenient retail centers, and is less than one mile from Marshall and Brookhurst Community Parks. It is served by the Anaheim Union High School District and the Anaheim City School District.

Jamboree’s Housing with HEART (Helping Educate, Activate and Respond Together) Resident Services Division will support residents with programs and services designed to attain self-sufficiency. Residents will be offered opportunities to participate in specially designed programs and take advantage of services such as: after-school tutoring, arts and crafts, parties, computer training, ESL and more. Fitness, art, consumer credit counseling and financial literacy classes also will be offered. An onsite program coordinator will assist residents in accessing services available in the surrounding area.

About the Neighborhood Improvement Program
The Neighborhood Improvement Program reflects Jamboree Housing’s unique utilization of public and private funds, including the federal 9 percent low income tax credit (LITC) program, a scarce resource for which many developers compete. As a result, what once was a vacant parcel and remnants of an Interstate 5 freeway expansion, will be transformed into more affordable housing for Orange County residents. Jamboree Housing leveraged these funds to build Monarch Pointe in partnership with the Anaheim Housing Authority and Redevelopment Agency. This affordable housing development is the first of three such communities Jamboree Housing has slated for Anaheim – including one community for residents with special needs.
