Perica Bell

Perica serves a Managing Director, Head of Preservation where she leads April’s strategy and execution related to protecting the supply of affordable housing in the U.S. She leads April Housing’s national resyndication platform and strategy. She is also a lead strategic advisor on April Housing’s LIHTC equity platform build.

Prior to joining April Housing, Perica was Head of Originations and Division Manager for MUFG Union Bank’s Community Development Finance Division. The Community Development Finance Division marketed, originated, closed, and managed debt/ direct low-income housing tax credit equity investments and related financial products to the bank’s affordable housing developer relationships. In this capacity, Perica influenced affordable housing real estate finance policy, collaborated with key stakeholders and leaders in the field to solve challenges around production and preservation of affordable housing portfolios, and supported capacity building for affordable housing developers.

Prior to joining Union Bank, Perica was a project manager for Jamboree Housing Corporation, a premier non-profit affordable housing developer where she managed all phases of affordable multi-family project development, from site acquisition through development stabilization. She began her real estate career working in government and public affairs for the Building Industry Association, Orange County chapter.

She serves on the advisory committees of the UCLA Ziman Center for Real Estate and on the planning commission for the City of Signal Hill. Perica holds a BA from the University of California, Irvine, a Master of Public Administration from California State University, Long Beach, and an MBA from the University of Michigan Ross School of Business.
