Aurora Vista, located at 11892 Beach Blvd in Stanton, California, is a remarkable adaptive reuse development that exemplifies the power of collaboration. This unique community is a partnership between Jamboree, the County of Orange, the City of Stanton, and the California Department of Housing and Community Development (HCD), aimed at transforming a former motel site into a vibrant community for individuals and veterans experiencing homelessness.

Aurora Vista, Clara Vista, and Iluma Apartments represent a groundbreaking response to California’s housing crisis, developed simultaneously as part of Project Homekey. These three permanent supportive housing communities provide a total of 153 rental homes for individuals experiencing homelessness and earning up to 30% of the Area Median Income (AMI), with 30 units designated for those in greatest need: 10 units for individuals with significant mental disabilities and 20 for veterans experiencing homelessness. Developed concurrently during 2020 and 2021, these communities highlight the critical importance of leveraging innovative funding and coordinated efforts to address homelessness.

Development Highlights: Aurora Vista spans 0.44 acres and includes the renovation of the former Riviera Motel into 20 studio apartments. The development features a community room, kitchen, TV lounge, game room, and computer lab, as well as outdoor amenities like a garden, barbecue areas, and seating. The development also includes one manager’s unit to ensure smooth day-to-day operations.

Our Partners: This community was made possible through the concerted efforts of various stakeholders:

  • County of Orange: Provided $1 million in ARPA-SLFRF permanent soft loan, $1.5 million in MHSA permanent soft loan, $500,000 in Federal HOME Investment Partnerships Program permanent soft loan, 10 Section 8 project-based vouchers, and 10 VASH vouchers.
  • City of Stanton: Contributed $2.5 million in grant funding.
  • Banner Bank: Issued a $2.8 million construction loan and a $1.3 million permanent loan.
  • California Department of Housing and Community Development (HCD): Supplied $6 million in Homekey funds.
  • Wells Fargo Foundation: Provided a $75,000 Adaptive Reuse Conversion Accelerator Program grant.

Impact on the Community: Aurora Vista not only provides housing but also crucial supportive services to stabilize and enrich the lives of its residents. Jamboree’s Community Impact team offers intensive case management, focusing on behavioral and primary health issues, independent living skills, and employment/educational goals. This comprehensive approach ensures that residents receive the support they need to thrive, fostering a sense of community and belonging.
