Heritage Oaks is an extensively rehabilitated affordable housing community for families located in a quiet residential area of the City of Woodland, 15 miles northwest of Sacramento. With onsite management available to assist residents, Heritage Oaks offers a pool and spa, laundry facilities and learning center with computer and Internet access. Onsite services for residents include children’s fitness and learning activities. Apartments are pet-friendly.
Walking distance from five area schools, Bemmerly Park and a grocery store, the community is also a short drive to shops, restaurants and banks. Nearby downtown Woodland’s historic main street offers an abundance of eateries and boutiques. Heritage Oaks is situated with easy access to I-5 North and State Highway 113, as well as all major country roads and is within one mile of four bus lines.

Heritage Oaks is an acquisition/rehabilitation of an existing apartment community in Woodland, CA. In completing the renovation, Jamboree partnered with Capital Valley Investments, a market-rate real estate company that acquires and develops properties throughout the Western United States. The Capital Valley Investments team has more than three decades of experience in all areas of real estate development and asset stewardship. Jamboree and Capital Valley Investments have worked together on multiple successful projects in Northern California and the Sacramento area.
The goal for rehabilitating Heritage Oaks was to increase the quality of the community, while maintaining the affordability of housing for the existing residents. Extensive renovation work included open floor plans, new appliances, central heating and air, spacious walk-in closets and extra storage plus a learning center.
Heritage Oaks is located in close proximity to downtown Woodland and is near five areas schools, shopping and parks, and has easy access to I-5, Highway 113 and bus lines in the greater Sacramento region.
