The Exchange at Gateway is a workforce housing property that is the first phase of the 14-acre El Monte Gateway transit-oriented urban community in downtown El Monte. A model for smart growth in the San Gabriel Valley 12 miles east of downtown Los Angeles, El Monte Gateway is a public/private partnership between the City of El Monte, Jamboree, and Grapevine Advisors, LLC, The Exchange at Gateway’s master developer.

Opened in Fall 2015, The Exchange at Gateway workforce housing is Jamboree’s first development in partnership with the City of El Monte. Long-term ownership and management is assured for decades. The project is the first phase of a mixed-use development that will ultimately include an additional 353 market-rate apartments and 25,000 square feet of retail space. Grapevine Advisors, LLC, is the master developer.

Amenities include a 3,350 square-foot community center with computer lab, fitness center, tutoring/arts and crafts room, and kitchen. Jamboree’s Community Impact Group provides services tailored to the needs of The Exchange at Gateway residents, such as after-school tutoring and activities that promote health, fitness and community involvement.

The property is a 100% smoke-free environment that features a central courtyard with barbecue/picnic areas, a tot lot, outdoor seating areas, and bike storage in the garage to promote exercise and a healthy lifestyle. The development is LEED for Homes Platinum rated. This lowers energy consumption, provides a cost-saving benefit and promotes the health of residents.

A significant advantage of El Monte Gateway’s location is its adjacency to the El Monte Station that serves more than 35,000 riders per day and is considered one the largest transit centers in the Western U.S. Centrally located in downtown El Monte, El Monte Gateway is a walkable community that is near parks and trails, health care services, a library and local schools.
