Creative compact design workforce housing with services in OC

In conjunction with  the Advent Companies Greenleaf is design build project and the third affordable housing community – Monarch Pointe and Diamond preceded it – developed in partnership with the City of Anaheim and the Anaheim Redevelopment Agency. A great example of a successful public/private partnership, Greenleaf exemplifies a unique solution for an extremely challenging site. It was constructed on an irregularly shaped, narrow triangle remnant parcel owned by Orange County Transit Authority (OCTA) and is bounded on one side by the 5 Freeway.

Given the site constraints, the compact building design blends seamlessly with the unique architectural fabric of the neighborhood – a Craftsman-style approach to small, clustered apartment communities. Designed with the philosophy of building stronger communities, the residential units are grouped together and organized around an efficient common courtyard – intentionally optimizing resident interaction. The exterior design of outward- and inward-facing homes engage the common courtyard and the streetscape, intentionally creating a sense of openness and lends visual and physical connections among the residents and with the surrounding Anaheim community.

Through a number of community outreach meetings held in conjunction with the City of Anaheim and multiple redesigns, Jamboree won over a neighborhood that initially expressed heightened opposition. Other key restraints included sound mitigation measures and dramatic financing structure changes. Greenleaf combines the creative use of land, sustainable building practices and strategic partnerships under one roof.
