Rehab Preserves Low-Income Housing, Rancho Cordova

Joint venture acq/rehab of affordable community in Sacramento

The Cascades is an acquisition/rehabilitation of an existing apartment community in Rancho Cordova, a suburb of Sacramento. The renovation was a joint venture with Capital Valley Investments, a market-rate real estate company specializing in the acquisition, development and asset management of real estate properties in California and the Western United States.

The priority in developing The Cascades was elevating the quality of the complex and preserving affordability of apartments for the existing residents. Extensive rehabilitation efforts included new roofs, siding and energy-efficient dual glazed windows on the buildings’ exteriors. Inside the units, new appliances, cabinetry, plumbing features, HVAC and floor coverings were installed as needed. No residents were displaced in the nine months it took to complete renovations.

Other renovations include a new community center for resident services, a refurbished swimming pool, playground, re-landscaped greenbelts, two laundry facilities and covered parking. The Cascades is located just minutes from shopping, medical services, and schools and the nearby Lincoln Village Park.
