
The Shenandoah is an acquisition/rehabilitation of an existing 100-unit apartment community in Sacramento's Greenhaven/Pocket Area. A joint venture of Capital Valley Investments and Jamboree in 2008, these eight two-story, garden-style buildings consist of 38 one-bedroom, 54 two-bedroom and eight three-bedroom apartments and are affordable to working families who earn between 50% and 60% of the area median income. Built in 1969, The Shenandoah suffered from deferred maintenance and aging infrastructure.
Elevating the quality of the community and preserving unit affordability for existing residents became a priority in developing the property. Extensive rehabilitation efforts included a new hot water system, new roofs, siding and energy-efficient dual-glazed windows on the building exteriors. New appliances, cabinetry, hall closets, plumbing fixtures, bathtubs and surrounds, heating and air conditioning systems, ceiling fans and window and floor coverings were installed in all units.
The Shenandoah now features a brand new community center with a computer lab for Jamboree's Housing with HEART resident services, a new playground and barbeque area, landscape enhancements, a refurbished swimming pool and two upgraded laundry facilities. Each unit is wired for cable and Internet access. The gated community is located just minutes from downtown, shopping, restaurants and schools.
